<p>Recent trends show the real estate market from 2009 to 2010 have decreased in sales.  However several areas have seen increases in sales and prices were overall throughout the area.  So, what about 2011?  Will the trend continue or will we see something that could change everything.</p>
<p>First - interest rates.  Interest rates have remained low for the last couple years, but lenders have made it difficult to get to the money.  What will change?  Interest rates will start going up over the next year with speculations seeing rates up .5 or a full point.  This will shock many people into buying, but their buying power will be diminished.  Lenders have to plan on bring back the zero down model, so if you have the down payment and have thought about buying a home&#8230;I would not delay.</p>
<p>Second - home prices.  Since 2007 we have seen the home prices throughout the area stay level or drop as much as 10%.  With new construction down and pre existing homes not in abundance like 2005-06, prices will increase over the next year or two.</p>
<p>Third - Sellers.  I believe and this is my opinion, but the market will turn over the next year it will become a sellers market.  Interest rates next year could be in the 6% range and inventory will be low.  The Dallas-Fort Worth area has been in the news over the past year for an abundance of jobs, best places to live, and all the up coming events such as the Super Bowl.  This will cause a panic in the area and buyers will be competing with each other for homes that hit the market.</p>
<p>So, back to the heading of this blog.  How do you get the most out of a bad economy?  You must realize we are at a turning point in the <a href="http://www.viprealtydfw.com" target="_blank">Frisco homes for sale</a> market.  If you can hold off to sell your home until next year, great you will make some money.  However, if you want to sell your home (check out our <a title="title="Frisco homes for sale"  Flat Fee Listing " href="http://www.viprealtydfw.com/list-for-zero-commission.php" target="_blank" rel="nofollow">Flat Fee listing service</a>) this year, you will benefit from the low interest rates and great home prices.  You might not get top dollar from your home like next year or year after, but with the off set of potentially high interest rates and a great invetory of homes this is the year to go after that next home.</p>

			<content:encoded><![CDATA[<p>Well it has been several months since I wrote something about real estate or a real estate related subject.  I found that inspiration and plain writers block came over me.  So, I thought I will just start writing, you know what they say&#8230;just hit the keys and a word or sentence is bound to come out.</p>
<p>So, I get asked this question a lot, &#8220;how is the market&#8221;? and frankly I will say that it sucks.  I had a pretty good year, but overall the real estate market is dragging and I really don&#8217;t know why.  We have low interest rates and a good inventory of homes, so what gives?  I guess I have to look an my situation and realize that maybe everyone is just a little afraid of the market and where it&#8217;s going.  Do we really know what our government or wall street has in store over the next few years?  Maybe everyone is slightly upside down on their current home and don&#8217;t want to shell out money to get out of their home.</p>

			<content:encoded><![CDATA[<p>Ok, I just received my iphone 4G in via Federal Express to my beautiful Frisco home.  The delivery man was very friendly and knew exactly what it was, but didn&#8217;t share my excitement. </p>
<p>1.  The look - great looking and seems to be thinner, not as wide, and lighter.</p>
<p>2.  Camera - what an upgrade!  I love the way you can use the came toward you or at your subject.  Flash seems a little weak, but I am sure I will figure it out.</p>
<p>3.  Picture clarity - huge difference, makes even my old pictures off my 3G phone look good.  The numbers are clearer and the resolution is amazing.</p>
<p>4.  Speed - another great upgrade.  The phone was as fast as my 3G when attached to my wi-fi.  When I hooked it up to my wi-fi it was like a mini-computer.  I had one question, I found my display still reading 3G, so am I in 4G mode or 3G???</p>

			<content:encoded><![CDATA[<p>The clock started ticking nearly 10 months ago on the First Time Home Buyer Tax Credit.  OK, so when I read about the incentive I read it and thought that this will benefit some, however with the recent credit crisis and job loss reports, I really didn&#8217;t feel this would be that great of a stimulus for the housing industry.  However, 8K of free money is 8K of free money, so what is everyone waiting for?</p>
<p>Living in the <a href="http://www.viprealtydfw.com/dallas-real-estate.php"title="Dallas Real Estate"   target="_blank"><span style="color: #0066cc;">Dallas Real Estate</span></a> market there are a lot of First Time Home Buyers.  Being a licensed Realtor I get calls daily from people wanting to know more about the First Time Home Buyer Tax Credit.  I usually shoot them over the following email address listed below, which spells out very effectively the Tax Credit and who qualifies. </p>
<p>So, I will break it down real quick in plain English.</p>
<p><strong>When does it expire?</strong>  <em>You must close, let&#8217;s say that again, You must close (not write a contract) before December 1st, 2009</em>.</p>
<p><strong>Who qualifies for this Tax Credit?</strong>  <em>First time home buyers or anyone that has not owned a property in the past 3 years.</em></p>
<p><strong>Is there income levels?</strong>  <em>Yes, single $75,000 and married couples $150,000.  You make more than that and the amount is reduced until a single person earning $95,000 and married couples making $170,000 get &#8220;Nothing&#8221;.</em>  <em>Remember I am not an accountant, so please seek specific advice for any tax issue&#8217;s you might have.</em></p>
<p><strong>What kind of home can I buy?</strong>  <em>Most Single Family homes, Condominiums, Town homes, Manufactured Homes, and Houseboats.  However, remember some government foreclosures have not be cleared for this Tax Credit.</em></p>

<p>Now to the original point of this article.  Why is everyone procrastinating about free money.  As I stated earlier I have been hit hard in the past by people about the 8K Tax credit and the first thing I do is sent them to a couple of qualified loan officers.  80% of the time these great potential clients are coming back with bad credit.  So, is this program really helping everyone it could.  Well that is a question you will have to ask you local congressmen.</p>
<p>So, what about the 20% that are taking advantage of these loans?  My brokerage has been tracking the number of buyers that are looking for homes and 60% of them that have been looking for several months will be taking advantage of the 8K Tax Credit.  If my brokerage is running into this problem, might I say everyone is having this problem as well? </p>
<p>I hate to say this, but everyone that has not taken advantage of this 8K Tax Credit will be calling a Realtor shortly.  This is called &#8220;procrastination&#8221;.  Yes, this will be one busy fall. </p>

<p>So, it&#8217;s Saturday and your client is calling everyday about their listing.  You have marketed it and you&#8217;re getting 10 showings a week, but no offers.  With all that you have in your busy life the client makes the decision&#8230; Let&#8217;s have an open house!</p>
<p>I have debated this topic with other Realtors and I realize that an open house is part of the game, but how effective are they?  Before I was an agent (before Internet shopping) and I purchased my first home, we would drive neighborhoods for open house&#8217;s.  I found most of the agents looking desperate, hoping for an offer.  However others were like a used cars salesperson, fishing for their next buyer.</p>
<p>That&#8217;s where I have the problem.  Are open house&#8217;s a good thing or bad thing.  Do they really benefit the seller or is it just a scam to fish for buyers?  I guess the answers for any and all of these questions depend on the agent. </p>
<p>When I go to a listing presentation I make it know the types of services I will provide with the listings.  I also let the client know that open houses are usually not worth the effort, but if the client wants it I let them know that chances are the majority of the persons coming will be the neighbors.</p>
<p>So, in today&#8217;s market place where 80% of the customers search for their next home online, I feel open house&#8217;s are a waste of time and energy.  Get the word out to your clients that time is valuable for everyone and having an open house is the dinosaur of the real estate world.</p>

			<content:encoded><![CDATA[<p>The web has all sorts of tools and information about any local Real Estate market.  So, when Zillow came out several years ago&#8230;I was excited, but then everyone became an expert.  I would go do listing appointments and every seller would say, &#8220;Zillow says this and Zillow says that&#8221;.  Coming with my CMA reports of homes sold and current homes on the market I thought I had enough ammunition, but I was wrong.</p>
<p>In the <a href="http://http://www.viprealtydfw.com/frisco-real-estate.php"title="Frisco Tx Real Estate"   target="_blank" rel="nofollow">Frisco Tx Real Estate </a>market we generally would go by homes previously sold (within the last 12 months), current homes on the market, and the Tax records.  That would usually give us a fair price that would get the home moved.  Then like I said Zillow came on the market.</p>
<p>Zillow if you don&#8217;t already know is an information and valuation site.  Zillow gives the user home home details of sold and current market homes, transaction details, and estimated market values.  This is where I have a problem&#8230;the estimated market values.  Where do they get some of their numbers?  In my neighborhood there are homes that are the same square footage and same setup, i.e. pool, yard, wood floors, etc&#8230;  However they have the same home showing 60-70K price differences.  How can this be?  I will be honest I am not sure, but I does make my job harder.</p>
<p>So, we get to the new Zillow Iphone Application.  I have had my Iphone for over a year and tried about every application out there.  This is a good application, hands down the best that uses both GPS and current homes on the market.  There are some worries that with all this information we might confuse some of the buyers out there that are&#8230;Driving around through neighborhoods.  With this application we might need to do more open house&#8217;s, and start fielding a bunch of drivers by customers.  The other problem is once they find out the price they might not want to call the listing office for more details.  This will bring down the warm leads that some agencies have seen in the past.</p>
<p>Good or Bad, I am not cursing Zillow for what they have created.  I sitll believe if you are a customer you need the correct numbers before you make your final decision, and the only way to do this is contact your local realtor. </p>
