Spring selling season

Welcome to my blog about real estate in the North Texas area.
Living in Texas you know that spring is about 2 weeks long, so take advantage of this time to do some house keeping if you plan on selling your home this summer.
1. Drive up appeal - In my years of showing homes I can tell you that the drive up for some clients is the number 1 “rule it out” factor. If your yard is messy, no flowers, cracks in the foundation, or the home needs a paint job, all of these need to be taken care of before you list a home. I know a lot of clients that say, “we’ll give the buyer a credit toward the purchase for the cosmetic stuff around the home”. Here’s some advice, take care of it before you put the home on the market. I promise you will get more showings and get more asking price. Common sense is the most logical choice when selling your home.
2. Home upgrades - I am sure all of you have gone to a new home builder and seen the latest and greatest upgrades. Most people what the upgrades, but it depends on where you live. If you live in the Frisco Real Estate market, you will be competing with new home builders, so you better bring your game and have some newer upgrades like, stainless appliances, solid surface counters, wood floors, etc… This can cost a lot, but once again you will get more showings and get a higher asking price if you put forth the effort before you list your home. If you live in an older part of town like Richardson or Dallas, location might make more of a deciding factor when listing your home, so please speak with your local Dallas Realtor.
3. Lastly…Staging your home - this is the newest hot topic out there. Should you stage your home or should you let your decor sell your home. It comes down to many factors, but frankly some of us are gifted at decorating our homes or ourselves and some should…well let others make those important decisions. If your home is vacant because you have already moved it’s a no brainer, contact a professional home stager and just do it. Even if you feel you just need some advice – get someone to come out and give you a quote and suggestions. Of course if you are one of the lucky few that really have your act together, then let the cards lay and play on. If you did number 1 and 2 on the list this really will not be a factor, but don’t let your home go it alone. A vacant home sits on the market much longer than one that is jazzed up with some fancy digs.
